Exterior

We inspect and report on the overall structure and the condition of the exterior building materials and related items. This includes: siding, paint, trim, decks, patios sidewalks, outside electric lines, doors, windows, and even vegetation and trees that could be damaging the dwelling. With a New Jersey Home Inspector, this areas is important because of the harsh weather in NJ.

Foundation - Inspection includes an examination for signs of spalling and cracking in the foundation. Suggest re-cement to prevent moisture from entering & causing further damage. Recommend resealing.

Landscape- Trees & vegetation and grading all have an impact on the houses well being. Tree branches can cause hazards. Vegetation and bushes insect infestation. Improper grading can lead to water penetration in the basement

Sidewalks - Sidewalks and walkways can create a trip hazard. There are signs of spalling & cracking to the concrete walkway; needs repair to prevent further damage from water penetration and accidental tripping hazards
Doors and Windows - All doors and windows will be inspected both from the exterior and exterior. Broken seals on thermo pane windows are common and lead to issues with energy efficiency. Single pane windows need to have storms to be effective The exterior doors will be given a special inspection for condition, weather strips, hardware, water damage, door jams and saddle.

Porches/Decks/Patios - Repairs and maintenance is needed on porches, decks and patios. Structure, safety, condition, railings, steps, footings are look reviewed during our inspection of your property.

Driveway - Repairs and maintenance is needed on driveways. Cracking an spalling are common issues; resealing is needed as maintenance.

Fences/retaining walls

Chimney/flue - Spalling is common and caps are recommended.

Roof  - The condition and longevity of the roof is detailed in our inspection. Repair or maintenance maybe be needed to prevent leaking and further admage.

Gutters/Downspouts/Splash plates - We inspect for gutter systems for functionality, repair and maintenance. In addition to water in the basement, improper water control will also cause wood rot and termites.

Exterior Siding - We identify the materials and the condition of the exterior siding. We recommend repair and maintenance.

Garage - Recommend adding safety cables run through center of overhead garage door springs to prevent injury if spring should break.

Interior - Walls, ceilings, Floors, interior doors, steps, stairways railings,      

Fireplace - A tier 1 inspection of your fireplace will be completed.

Kitchen - Our New Jersey Home Inspector will pay special attention to the kitchen and all appliances. We will inspect every cabinet door, drawers, countertop, sink, plumbing, stove and oven, store vents and fan, floor covering, walls and trim. We will also test as a courtesy, any appliances that the client may be purchasing from the seller. This includes the dishwasher, garbage compactor, refrigerator, disposal unit and microwave oven.All of the fixtures and appliances will be evaluated. Bathrooms - Since bathrooms are a heavy water use area, special attention will be given to the bathrooms. The Home Inspector New Jersey will inspect and evaluate the sinks, bathtubs, toilets and showers. The floors and walls will be inspected very carefully since water damage is common in these areas. The bathroom vents, plumbing and the electrical outlets will also be inspected. The electrical outlets will be tested for grounding and function. And, if the outlets are GFCI types, they will be tested to assure that the outlet if functional. All of fixtures and functionality will be tested . Sink Faucets, Sink Stopper, Sink  Trap/s,  Toilet Mechanism/Leaks Toilet Secured to Floor, Fan, Tile, Tub,    Jacuzzi Type, Tub Drain Stop, Shower Faucet  and Shower Head &  Drain                                                  

Laundry - Plumbing Hookup for Washer  Clothes Washer  Clothes Dryer Clothes Dryer Vented to outside

Attic - Proper ventilation is essential to the attics well being. Structure and Insulation for energy efficiency.

Basement - Water penetration  Crawl Space Insulation:  Main Support Beams, Support Columns

SYSTEMS                                                                     

Heating and Air condition Systems -  Our Home Inspector will give a complete description of the type of heating system being inspected, Manufacturer, exact or approximate, fueled by and life expectancy. The report will describe the overall general condition of the system. Our Home Inspector NJ will remove the front covers of the furnace when possible and inspect for the following: condition, rust, flame burning appearance, condition of the filter, etc. Was functioning well at the time of inspection. Service suggestions, Filter recommendations. Is there an asbestos like substance was present on the boiler pipes in the basement.  How is the vent system and thermostat. Where is the GAS/OIL Main Valve & Location Are there Carbon Monoxide leaks

Oil Tanks - Is there visible evidence of any prior oil tank however due to the age of the house I recommend having a tank sweep preformed or obtain proper certification from the seller stating that the oil tank was legally & properly removed from the ground or prior heating system was gas operated; prior to closing.

Water Heater -   life expectancy. Pressure release value.

Electrical System - Our Home Inspector will give a complete description of the type of electrical system being inspected, Manufacturer, exact or approximate, type of wiring. grounding amps and sub panels . The report will describe the overall general condition of the system. While inspecting the rooms, our home inspector NJ will also test some of the electrical outlets for grounding and function. He will also inspect for over use of extension cords. Service and efficiency recommendation made to recommended. There is reverse polarity on the outlets located to the right of the dryer; needs repair by licensed electrician for safety. Some common issues include Multitaps in teh electrical panel, reverse polarity to the outlets, open grounds, entrance cable condition. Knob and tube wiring and GFI condition

Plumbing - Our Home Inspector will give a complete description of the type of plumbing system being inspected. Main service pipe, Drain pipe, waste condition and materials. The report will describe the overall general condition of the system location of teh main value and water pressure evaluation.. The main water supply line and shut off valve will be inspected and shown to the client so he or she will know where to shut off the water in case of an emergency.
